What is King's Gate Club?

King's Gate Club is a little bit of Paradise, a gated community conveniently located in Nokomis, Florida with quick access to nearby beaches as well as I-75.

Unlike many 55+ communities, it is owned and operated by the folks who own homes there, not by an outside for-profit company.  Managed by a nine-member owners-only volunteer Board of Directors, King's Gate Club employs a licensed Community Association Manager as well as office and maintenance staff. 

King's Gate Club consists of 331 units on approximately 80 acres, with 78 homes fronting a 6 acre lake, 39 homes on Shakett Creek, and 32 homes on Cowpen Slough.  Of these, 57 have water access to the Gulf of Mexico.

 

There are quarterly fees charged to each homeowner which cover operation and maintenance.  Residents do not pay added fees for use of the many facilities.  Fees cover operation and maintenance of KGC's on-site state licensed sewage treatment and reverse osmosis water plants, as well as cable tv service, fiber optics internet, maintenance of all common area buildings and amenities, including pool (heated and cooled), restroom/shower areas, indoor hot tub, sauna, fitness center, library, and much more.   On site storage of rv's, boats and cars is available.

All homes are manufactured units, at least double-wide with some triple-wide.  All homes have utility storage and covered parking, some with screened areas or sunrooms.  

Lots sizes are generous, overall density of 4.2 units per acre, much lower than the more commonly found 8.5 units per acre.

The Main Clubhouse also is home to:

 

A Great Hall (400-person capacity with raised stage, comprehensive audio-visual booth, disability accessible, and induction loop technology);

 

All-purpose activity room with AV capability. 

Administrative offices including realty office.

 

A fully equipped commercial grade warming kitchen facility.
